Property Asset Management are responsible for the maintenance, inspection, repair / renewal of operational and commercial property assets, along with the estates management of our property portfolio. In line with our contract obligations and the national station access conditions delivered through our asset management system certified to ISO55001.

An exciting opportunity to join our team as we continue our asset management journey in maximising the effectiveness and efficiencies of our Operational and Commercial Property portfolio.
Leading on the day-to-day asset management for our Commercial office premises across the GWR network, defined by the scope of our asset management system.
Ensuring our Commercial offices are fit for purpose and readily available, by providing a quality service that optimises the asset life-cycle delivery through excellence in asset management safely, efficiently and sustainably.
Working in collaboration with our internal and external Stakeholders managing their expectations and needs. Ensuring compliance with GWR's integrated management systems and our asset management system requirements certified to ISO55001
Your main responsibilities will be:
As the Buildings Manager, you will have the day-to-day responsibilities for managing GWRs occupied Commercial office premises, supporting the functionality and business critical requirements across key strategic locations including, but not limited to, Plymouth (location base) and Swindon (GWR HQ).
Lead as the single point of contact with GWRs Landlords managing agents where applicable including managing service charges and utilities queries
Work in partnership with GWRs FM and Asset Management Services provider, along with GWRs key Supply Chain partners
Manage the timely maintenance, repair and renewals of GWR commercial office premises in accordance with our contract obligations and lease agreements
Assess the on-going asset condition and service delivery for the Commercial Offices, providing an on-going lifecycle assessment of condition, with plans for asset replacements for the short, medium and long-term
Act as Sponsor for Minor Emerging Works throughout the life cycle delivery – managing cost, risk and performance
Undertake Contractor / Tenant site assurance checks / audits in compliance with our Safety Plan
Track and report on the asset performance and health monitoring on our statutory and non-statutory planned preventative maintenance (PPM)

About the location:
As well as being based in Plymouth the role also requires operating and managing over a large geographical area of the GWR operational network. Therefore, the candidate must be willing to travel across our network to familiarise themselves with our property asset portfolio and develop relationships with our internal and external stakeholders, including the undertaken of planned Safety Tours
Working Pattern:
37 hour working week – Monday to Friday
