About the job

As the Senior Facilities Manager you will lead under the direction of the Rail Property Director on the Facilities and Asset Management of the Maintenance Contracts to our Corporate Offices and Estate ensuring compliance to Statutory bodies and policies, business processes and procedures.

You will be responsible for the delivery of these contracts and report on the performance and any recommendations for improvement.

You will have responsibility for interfacing with our Rail TOC Property and other Rail Entities and reporting on Asset Management matters in the on-going performance of other property related contracts when required to ensure consistency within the function.

When required you will provide assistance to our other function heads and departments on new tenders and procurement activities providing your technical expertise. You will also provide guidance and develop standards as required to ensure delivery of FM services to the organisation and aligning this to best industry standards.

 

 

Your main responsibilities will be:

  • Provide Strategic Direction and support to the Rail Property Director for First Rail Holdings
  • Comply & support the development of our Property Services seeking to improve in our management of assets and reduce future dilapidations.
  • Provide support to our Business units in complying with our company standards policies & our Asset Management Systems.
  • Co-ordinate all operations and maintenance of our corporate office portfoilo, equipment and systems under your control of the contracts & leases.
  • Co-ordinate interfaces with other Property functions including projects and estates;
  • Manage FM term service/ FMC contracts and other bespoke maintenance contracts;
  • Ensure compliance of essential service and maintenance contracts;
  • Manage minor reactive works to our corporate services office portfolio including repairs and renewals within the set budget limits.
  • Prepare budget and expenditure forecasts by property and total managed office portfolio;
  • Establish and manage a process for reactive works and emergency call out to align with business critical requirements.

As a minimum, you will need to have:

  • To hold a form of Engineering, Surveying or Building Services qualification.
  • To have been on relevant training courses in relation to Facilities Management and Building Services related subjects.
  • Extensive knowledge and experience in contract management, with specific experience in NEC4 contract management desirable.
  • To be affiliated to a Professional Body i.e CIBSE
  • To have held a similar role either within the Rail industry or externally
  • Ability to communicate effectively across all levels of the business.
  • React appropriately to the challenge in hand to ensure the right outcome for the business.
  • To have had a minimum of 3 years experience in that qualified field.
  • Have experience in the management of property related functions.
  • Have experience in the management of contracts.
